Cancellation policy, refunds and accommodation rules
This policy describes the conditions for cancellations, changes to reservations, refunds and the basic rules for staying in the properties offered through Top Apartments Ltd.
By making a reservation, the guest accepts this policy.
1. Cancellation of a reservation
Cancellation policies may vary depending on the specific property, season, dates of stay, offer selected, and payment method.
Unless otherwise specified at the time of booking, cancellation can be requested via email, telephone or other official communication channel listed on the site.
The cancellation is considered accepted only after confirmation from us.
2. Refunds
Refunds depend on the terms of the specific reservation and the time at which the cancellation was made.
It is possible:
• full refund;
• partial recovery;
• deposit retention;
• non-refundable amount for late cancellation or no-show.
Payment provider fees, bank charges or administrative costs may not be refundable, if applicable.
3. No-show
If the guest does not show up on the check-in date and has not notified in advance of cancellation or change, the reservation may be treated as a no-show.
In the event of a no-show, the amounts paid may be withheld in full or in part, according to the terms of the specific reservation.
4. Change reservation
Changes to dates, number of guests or other conditions can only be made subject to availability and after confirmation from us.
Changes may result in a change in the final price. If the new dates or conditions are of a higher value, the guest must pay the difference.
5. Late check-in or early check-out
If the guest arrives later than planned or leaves early, this does not guarantee an automatic price reduction or refund.
Refunds for early departures may only be considered at our discretion and based on the specific circumstances.
6. Basic rules for accommodation
Guests are required to abide by the property rules throughout their stay.
The basic rules include:
• compliance with the previously agreed number of guests;
• prohibition of unauthorized additional guests;
• respecting check-in and check-out times;
• safeguarding the property, furniture, equipment and common areas;
• maintaining silence and respect for neighbors and other guests;
• prohibition of illegal activities;
• compliance with smoking rules, if any;
• compliance with pet rules;
• immediate notification in case of damage, accident or problem.
7. Children
Children are welcome when the specific property allows children to stay. Parents or guardians are fully responsible for the safety, behavior, and supervision of children during their stay.
Some properties may have restrictions or special conditions related to child safety.
8. Pets
Pets are allowed only if requested in advance and explicitly confirmed.
Guests are responsible for:
• pet behavior; • cleaning up after it;
• damage prevention;
• compliance with the rules of the property;
• covering additional costs for damage, contamination or additional cleaning.
Failure to comply with the rules may result in an additional fee or termination of the stay.
9. Damages and additional charges
An additional fee may be charged for damage, missing items, excessive dirt, or violation of rules.
This fee may cover repair, replacement, specialized cleaning, administrative costs, or other actual costs incurred.
10. Violation of the rules
In case of serious violation of the rules, including exceeding the number of guests, unregulated parties, noise, damage, illegal activities or failure to comply with the pet conditions, we reserve the right to terminate the stay without full or partial refund.
